It's easy to see why Misery Guts on Grey Street in St Kilda is a go-to for locals in need of some down time, a toastie and an ale. After all, misery loves company.
Misery Guts is a great space. A grand single room with a soaring ceiling over an expanse of beautifully polished wooden floors, leading to a sturdy carved bar. Above the bar, long polished mirrors reflect the room at tasteful angles: a row of circular Parisian tables line one wall, tall double windows flooding natural light in from the street. There's a grab bag of amusing curios scattered around, like a pair of old cinema chairs painted with the slogan "Misery loves company", Chesterfield sofas, ceramic cats, plastic birds and a spinning globe. Above the bar hangs a vintage, cotton police banner threatens: "Disperse or we use tear smoke".
The vault, leftover from the site's days as a bank, is now the bathroom. And off to one side is small room with a working fireplace and pool table. Underneath the building there is caged storage and the cool room with glycol beer system. There is also footpath trading of benches and tables down one side of the building.
Misery Guts has eleven years left on the lease, made up of 1+5+5. Rent is $1200 a week including GST. The venue has an On Premises licence until 1am with a capacity of 89. Everything in the venue except for a couple of wall items is included in the sale and the place is in excellent condition.
This a great opportunity for someone wishing to take on their first venue as an owner operator. It is a great set up , easy to run with a loyal clientele. There is basic financial information on the venue and the vendor is realistic about the purchase price and so is only asking for offers in the region of $125,000 for this exclusively listed venue.
