On the Paris end of vibrant Acland Street facing O'Donnell Gardens you'll find Good Love, at the centre of everything in St Kilda. The vendors are seasoned hospitality professionals who decided to do their own thing and open a late night eatery with an environmental conscience concentrating on the vegan community. Judging by the full house, lively vibe and great reviews it seems to have worked very well.
There is a large footpath trading area at the front of the venue for thirty which is a hit with the people watching locals. Then heading up the steps there is the terrace with a large communal triangular bench. Inside is the bar designed and built by Techne Architects (The Espy etc.) down the right hand side with varied seating throughout including a communal table. There are stripped back walls, lots of pink paint and booth bench seating accompanied by repurposed wooden pillars from the old Port Melbourne pier. To the rear of the venue there is a tidy commercial kitchen, toilets and storage. Behind all this is a two bedroom apartment accessed off Fawkner Street. However, until some refurbishment work is done it is best used as storage, staff break room or office space. The landlord will contribute to any refurbsihment.
Good Love has a General Licence until 11pm with an internal capacity of 54. There are nine years left on the lease made up of 4+5. The venue comes with an extensive fixture and fittings list and there are no lease or supplier contracts in place. Valid permits currently exist for 1am trading 7 days per week but have not yet been actioned.
Good Love suits an owner operator that wants to take on an established venue. They can either continue with the popular Vegan theme or move in a different direction. Being in the centre of St Kilda with so much going on no matter what is done in this unique space there will always be a multitude of people wanting to visit. There are a good set of books which show low overheads and an excellent profit margin with continued growth so the vendors are looking for offers in the region of $215,000 (price reduction) for this exclusively listed venue.
