The colourful space is almost unrecognisable after months of renovations, giving diners a unique experience where art, history, food and drink meet in harmony. In honour of the venues past, drinks are front and centre at Fitzroy Social. Copper coloured taps feature a rotating selection of beers.
To help complete the overall experience interior design was an integral part of modernising the warehouse. Fitzroy Social blends the old with the new, industrial with modern, outdoors with indoors. The wall panelling features reclaimed wood from Mornington Pier while copper detailing features throughout. An impressive hanging ceiling creates the illusion of dining under a forest canopy.
The Fitzroy Social is also adorned with artwork by renowned local artist David Bromley, whose works grace the venue’s custom upholstery, wallpaper, and the statement mural running the length of the dining room. Fitzroy Social is more than just another Brunswick watering hole; it’s the whole package.
The Fitzroy Social has a General Licence until 1am on site and 10pm off site with a very large capacity of 400 with no security restrictions. There are 18 years left on the lease made up of 8+10. Rent comes in at $8,750 a week including GST and the bond is six months rent.
There is an extensive fixture and fittings list and a large commercial kitchen but note that some of the larger capital items are still on hire purchase with about $70k outstanding with the intention of this being taken on by the purchaser.
With the bond, stock and outstanding equipment costs the vendor is realistic about what can be received from any purchaser especially with the current restrictions on finance. The vendor is looking to reduce the size of their current portfolio and concentrate on their venues in the CBD.
